Terms of Rental
We rent to families or responsible adults ONLY. Guest(s) must be over 25 years of age or accompanied by a
parent/legal guardian. Identification is required to gain entry into the Resort. This is Summer Sea policy.
Maximum occupancy is six persons.

Rental week is normally considered Sunday to Sunday. Monthly rentals follow calendar days. Other rates or
schedules available at owner’s discretion.

A security deposit of $300.00 or a rental deposit equal to one-third the rental rate, which ever is higher, is
required to confirm your reservation. Balance in full must be received 30 days prior to date of arrival unless
agreed to by owner.  Failure to do so may result in cancellation of your reservation. We accept bank checks and
money orders. Sorry, We do not accept any credit cards.

In the event of cancellation, all moneys paid to date, by guest(s), will be refunded (less a $25.00 processing fee) if
a replacement rental is secured.

Security deposit will be refunded, in a timely fashion, after exit cleaning, premise inspection and the owner’s
receipt of the condominiums original keys. If the apartment is left in an unusually dirty or disarrayed condition, a
$75 cleaning fee will be deducted from the security deposit. As the owner lives on property, notification of this and
the refund is usually done in a very timely basis.

This is a NON - SMOKING unit. Smoking, of any type, is not allowed. Any evidence of smoking within the condo
(i.e.. smoke odor, burns, butts, ashes, etc.) will result in forfeiture of your security deposit. However, you can
smoke out on the balcony.

Sorry, the condominium does NOT allow pets in rental units.

Check-in time is 3:00pm. Check out time is 10:00am. The owner must agree to any changes to these prior to your
arrival or departure. We will try to accommodate your needs unless it impacts another guest. No refunds for early
departures unless a replacement rental is secured.

Rental rates include linens, towels, utilities, exit cleaning (unless extreme) and applicable Florida state taxes.
The condominium is equipped with A/C, heat, CATV, DVD player, telephone, stereo and CD player. We also
provide kitchen utensils, dinning ware and all furnishings necessary for normal vacation living. This includes a
microwave, coffeemaker toaster oven and cookware. No long distance calls can be placed from the unit but you
can use a phone card or call collect.

We do not guarantee against operational failure of A/C, heat, appliances, facility amenities, etc. We do guarantee
repairs will be made as quickly as is possible, if possible. There are no refunds, in the event of failure.

Linens and towels are provided. However, we do not provide daily maid service, nor change over linens or towels
during your stay. There are however, laundry rooms available on premises.

Occupancy and use of premises and communal areas shall not be such as to disturb, disrupt or offend others.  
Owners and resort management reserve the right to refuse entry and/or terminate occupancy if, in owners or
Resort Management's opinion, such action is in the best interest of the owners, resort management, and/or resort
guests.

Rental rates are subject to change, without notice, at the owner’s discretion. However, any confirmed reservation
will be honored.

By accepting this “Lease Agreement” as the Guest, you agree to abide by the terms contained herein, the rules of
the condominium and to be responsible for any damage caused by you, your family, friends or social guests to the
dwelling, grounds and/or furnishings of the unit and the complex. You agree to surrender the property at the time
and date specified, in as good condition as it was at the beginning of your stay, except for reasonable wear and
tear. If the unit is not left in satisfactory condition, you will be held liable and charged for repairs, cleaning and
restoration to satisfactory condition. If the security deposit is not sufficient to cover said expenses, you agree to
pay the balance due.
